On-site Professional Management and Maintenance Staff
We’re always on duty. Our communities are staffed 24/7 with an on-site professional staff. Each property’s staff is experienced and skilled in addressing all of your student’s needs. Our local general manager is supported by leasing, business, and maintenance personnel along with our student staff of community assistants. While many local properties have absentee landlords and substandard maintenance programs, our staff is proactive and responsive to any maintenance concerns your student may have. All work orders are processed within 24 hours while comfort and life safety work orders are given immediate attention.
Individual Lease Liability
By signing an individual lease for your student, you are only responsible for the rent of your student. You have no liability for the rent of the other apartment residents – one less thing for you to worry about. If a roommate transfers or graduates, you have nothing to worry about. You are not liable for the other roommates’ rent! This is a significant advantage over the joint and several leases used at rental houses and other apartment properties where each parent is liable for the rent of all residents in the unit. In those communities, when a roommate leaves school – you are liable for their rent.

We offer roommate matching for those that would like to be placed with a roommate. Each student is asked to complete a personal profile card in order to better assist us in matching them with someone compatible with their interests, hobbies and academic studies.
No need for renting a U-Haul or borrowing a friend’s truck, nearly all of our communities provide stylish furniture INCLUDED in the rent, saving you additional money. All your student will need to bring are personal items (television, computer, stereo…) and decorations to create their own unique space.

Frequently Asked Questions
What is an individual lease?
An individual lease provides each resident with their own separate lease agreement and responsibility for only his/her monthly rent installment and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rent installment and lease terms and will not be held liable for any delinquent amounts owed by your roommate(s).
Do you send me a bill every month?
No, bills are not sent to residents each month, but you may see payment reminders posted around the property.
When is a guarantor required?
All residents require a guarantor to complete the guaranty agreement.
Can I be my own guarantor?
A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the monthly rent installment.
What paperwork is required with a guarantor?
The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.
Can I request specific roommates?
Yes, you can list the roommates you have chosen on your profile card when completing your lease. It is important that all roommates list each other and that all requests are mutual.
Do you have a roommate matching service?
Yes, you will be given a profile card when completing your lease contract that will inquire as to your study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan.
Am I allowed to request a specific unit?
You can list your preferences on your profile card and housing application and we will do our best to place you in the unit that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your application was received.
Can I request specific roommates or units?
Feel free to place as many requests as you would like on the back of your application. We will try to meet your requests as best as possible. Please understand that not all requests are guaranteed.
What happens if I do not have anyone to room with?
We will send welcome packets to all incoming residents at The Ridge on or before July 15, 2014. This packet will include your roommate names allowing you the opportunity to meet them before moving in. If you do not have roommate requests, we will assign your roommates based on information submitted on the Roommate Preference Card completed with the application.
What types of leases are available?
The Ridge offers 12-month leases beginning August 12, 2017 and ending July 31, 2018
When can I move in?
Our Move-In date for the 2017/2018 term is August 12, 2017 to July 31, 2018. Please note: Any missing paperwork or unfulfilled financial obligations may delay the Move-In process on the scheduled Move-In date.
How can roommate conflicts be resolved?
This depends on the availability of rooms and timely payment of the applicable transfer fee.
Can I terminate my lease if I withdraw from school or graduate early?
As mentioned earlier, we do not offer an official lease termination clause to our residents. All residents are responsible for the entire term of the contract.
Can additional furniture be brought into the apartment?
All of our apartment homes are very spacious and provide a lot of room for you to bring personal furniture items. Please make note that all furniture owned by The Ridge must stay within the apartment.
What size are the beds?
Each bedroom contains a comfortable full-size bed.
What if I lost my key or it was stolen? Do I have to pay for another one?
While this is unfortunate, you will be responsible for paying $25 for a replacement key, so don’t lose it. Your locks will be replaced with new locks and no one will be allowed access to your apartment.
If I move in on the 12th, why isn’t my payment prorated?
It has already been prorated for you This means from August 12, 2017 – July 31, 2018 you have a total contract amount. In the past we would collect the total owed in 2 equal installments (August and January), similar to how you would pay tuition. However, many residents and parents asked for a 12 month equal installment plan. So we now divide the total for the lease term into 12 equal installments due on the 1st of each month (August-July). You are simply paying off the total lease term owed.
I have ordered books online, but I won’t be home when UPS comes by. Will my package be left in the office? When can I stop by to get it?
As a courtesy, we sign and store packages for all residents and are not responsible for any lost/misplaced mail/packages. Once it is received in our office, you will receive an email or phone call from us stating that you have a package ready for pick-up. To collect the package, your must present your ID and the name on the package must match it, otherwise, you will not be allowed to receive it. All packages not collected within 7 days will be returned to sender.
Packages are available at the following times: 9 am – 8 pm Monday-Friday, 10 am – 5 pm Saturday, 1 am - 5 pm Sunday.
Can I pay my bill with a credit card? Is there an extra charge?
Great news! The Ridge added a new feature that lets you pay online! View your balance, submit electronic checks or pay with a Visa, MasterCard or Discover from any computer. Just log onto our website and click the “Pay Rent” link. This will take you to our resident pay rent portal page. There is a small convenience charge for this service.
